Johnson & Johnson Pharmaceutical Research & Development, L.L.C. (J&JPRD) in La Jolla, California was established to be a leading biotechnology center with the ambitious mission of converting genomic discoveries into marketable drugs.

Rudolph and Sletten provided construction services for a new 185,000 square foot laboratory at Johnson & Johnson Pharmaceutical Research & Development’s drug discovery facility. The facility consists of a three-story, steel-frame structure with a CMU basement.

The upper floors are comprised of mostly biology and chemistry lab, including biosafety level 2 (BSL-2) and biosafety level 3 (BSL-3) lab space, and associated support facilities. The basement contains mechanical and electrical support space and a vivarium. Other project components include a co-generation plant, central plant, and a four-story cast-in-place parking garage.

Project challenges included connecting all three levels of the new facility with the existing facility at two locations and integrating the new central plant with the existing central plant while avoiding any disruption in service to the current researchers.

The project has received LEED NC certification for its sustainable features. The innovative design and environmental systems at the La Jolla facility, including a combined heat and power cogeneration system, significantly reducing CO2 greenhouse gas emissions. The total reductions in CO2 are approximately equal to removing 285 cars from California roadways each year.

In addition, annual natural gas savings from these systems are estimated to equal the amount required to heat 765 single-family homes in San Diego.

The building also conserves about 11 million gallons of water per year through various building design features, including low-flow restroom fixtures, re-circulated cooling water, recycled air conditioning condensation and reduced water flow for landscaping projects.

The new combined heat and power cogeneration system at the facility produces 15 million KWh/year of electricity; 360,000 therms of heat and 1.6 million ton-hrs/ year of chilled water, providing 90 percent of the facility’s electric power and much of its heating and cooling needs. These features allow the site to operate independent of California’s electrical grid, if necessary.
